The Fresh Market currently has an opening for a Lease Negotiator in the Corporate Offices in Greensboro, North Carolina. As the Lease Negotiator you will be responsible for reviewing, negotiating, and closing commercial lease transactions as instructed by the Director of Real Estate. The Lease Negotiator will be responsible for coordinating and communicating with both internal and external legal teams to ensure that LOI terms, negotiated terms, and deal specific issues are addressed in both draft and final documents. The Lease Negotiator will support Real Estate Managers and Construction with any legal document, while consulting with the legal department and negotiations as needed. In addition, the Lease Negotiator will review comments from landlords and/or landlord attorney and lead Real Estate Managers, Construction and Store Design with the proper response. The Lease Negotiator will ensure all necessary documents required to prepare a lease are correct, are obtained and processed according to the project scheduled timeline. The Lease Negotiator will ensure all lease contracts are negotiated with the best possible terms and conditions which meet The Fresh Market's short and long term business initiatives.

QualificationsThe Fresh Market will require a Bachelor's Degree and demonstrated experience in commercial lease structuring negotiations. Must be highly effective in lease, purchase and contract negotiations. Ability to identify strengths, weaknesses and leverages to yield the lowest possible costs and the best possible terms is required. A thorough understanding of leases is necessary which includes interpretation, negotiation, problem resolution and lease modification when applicable. Demonstrated strong negotiation skills, with a minimum of three (3) years of related work experience involving active lease structuring and negotiations with landlords, property owners and property management companies is required. Demonstrated excellent written and verbal communication skills, multi-tasking skills, time management skills, and leadership skills are required.
