Position Description

Position Description
The Facility Manager is responsible for the overall property and equipment management at the Distribution Center. Coordination of the building and equipment maintenance needs by working with contractors, vendors and service partners to maintain our DC’s at a high level of quality and in a cost-effective fashion. Initiate planning and building programs that support preventive and predictive maintenance programs. Plan and execute projects as appropriate to support building operations including construction and installation projects associated with major building expansion efforts. Manage and direct the departmental workforce to support the goals and initiatives of the Distribution Center and the Company.

Also responsible for:
* Assure maximum performance of conveyor systems.

* Standardize the Powered Industrial Equipment (PIE) across the Supply Chain DC’s, and develop a replacement program that maximizes the PIE assets of the Company.

* Maintain the building and its’ components by applying preventive and predictive maintenance techniques to maximize the useful life of the facility.

* Insure that the site is maintained in a fashion that provides for a clean and safe environment and that the exterior of the facility provides a positive and pleasing appearance.

* Coordinate with the DC Director to assure that Facility Maintenance Programs are in alignment to support DC initiatives.

* Recommend and institute training programs to ensure personnel are current in job performance and knowledge.

* Identify, evaluate and implement savings initiatives, service enhancements and process improvements.

* Work with the Property Management Department in developing estimates, requesting quotations, purchases and supervision of the delivery/installation of equipment, construction, and/or service agreements.

* Maximize the use of Regional and National contracts with suppliers and service providers to leverage cost savings for the company.

* Collaborate with the site Environmental and Safety Analyst to assure compliance of Federal, State, and local laws and ordinances related to the operation of the facilities.

* Collaborate and communicate with both the DC Director and the Senior Manager of Property Management on a regular basis to provide effective maintenance services and to properly maintain the Corporation’s facility assets.

* With the assistance of the Senior Manager of Property Management, develop annual departmental budgets (capital and expense) and monitor and manage expenditures to stay within approved budget levels.

Position Requirements
* Degree from a four-year engineering or other technical program or post high school education with a minimum of 10 years of related work and leadership experience. Must possess broad electrical/mechanical theoretical and practical knowledge. Must be conversant with terminology, formulae and basic principles of design, construction, loads and stresses involved with buildings, storage systems, and conveyors as well as regulatory codes and insurance requirements regarding fire, sewer, and environmental impact on operations.

* Must have high degree of technical knowledge and skill in all areas of facilities maintenance including items such as conveyor systems, powered industrial equipment (Reach Trucks, Order Pickers, Stand-Up Counterbalance Trucks, Tuggers, etc.), waste and recycling stream processes, structural and mechanical/electrical/plumbing components of the building and construction processes.

* Demonstrate strong communication, both written and verbal, including demonstrated computer skills, including Excel and AutoCAD proficiency. Must have the ability to perform creative problem solving exercises, root cause analysis, and procedure development.

* Must have the ability to analyze electro-mechanical devices, trouble shoot failures and implement repairs, occasionally without the support of technical references or manuals. Will be required to occasionally plan, estimate and order material for carpentry, paving, electrical and remodeling projects. Must have broad knowledge of electric motors, belt, chain and gear drives, hydraulic and pneumatic systems, HVAC systems, electrical switch gear, building envelope and material handling equipment.

* Should have broad knowledge of applicable OSHA and EPA regulations, NFPA and Factory Mutual standards, and general risk insurance guidelines and requirements.

* Should demonstrate high level of planning and scheduling skills, and be knowledgeable of cost estimating and scheduling in the building industries. Ideally have experience with managing expansion projects while keeping an operation running.

* Must be physically able to climb stairs, ladders, scaffolds, access rooftop areas, enter restricted areas (air handlers, ducts, and pits) for first hand observation or inspection. Tolerate heat (110 degrees) and dust for short periods (30 minutes).
